Welcome to Prop-Pie. These Terms & Conditions ("Terms") govern your access to and use of the Prop-Pie website, platform, and services (collectively, the "Service"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service.
Prop-Pie is operated by Prop-Pie Ltd, a company registered in England and Wales (Company No. 16374446), with its registered address at 3b Lockheed Court, Preston Farm Industrial Estate, Stockton-On-Tees, England, TS18 3SH.
In these Terms, the following definitions apply:
To access certain features of the Service, you must create an account. When registering, you agree to provide accurate, current, and complete information and to keep your account details up to date.
You must be at least 18 years of age to use the Service. The Service is available to users based in the United Kingdom and internationally, though our property deals and analysis are focused on the North East of England.
You are responsible for maintaining the security of your account credentials. You must not share your login details with any third party. Prop-Pie is not liable for any loss arising from unauthorised use of your account.
Prop-Pie offers the following subscription plans:
New users may be eligible for a free trial period. The terms of any free trial will be presented at the point of sign-up. At the end of a free trial, your chosen plan will automatically begin billing unless you cancel before the trial period expires.
All payments are processed securely through Stripe. Subscriptions are billed monthly on a recurring basis. You authorise Prop-Pie to charge your chosen payment method on each billing date.
The Service is provided for informational purposes only. Prop-Pie does not provide financial advice, investment advice, tax advice, or legal advice. The content, analysis, and property scores available on the platform are intended to assist your decision-making, but they do not constitute a personal recommendation to buy, sell, or invest in any property.
You are solely responsible for any investment decisions you make based on information provided through the Service. You should always carry out your own independent research and due diligence and, where appropriate, seek independent professional advice before making any property investment.
All content on the Service — including but not limited to text, graphics, logos, data compilations, property analysis, scoring models, AI algorithms, and software — is the property of Prop-Pie Ltd or its licensors and is protected by copyright, trademark, and other intellectual property laws.
Your subscription grants you a limited, non-exclusive, non-transferable licence to access and use the Service for your personal, non-commercial property investment research. This licence does not grant you any right to reproduce, redistribute, sublicense, or commercially exploit any content from the Service.
When using the Service, you agree not to:
Prop-Pie reserves the right to suspend or terminate your account if you breach any of these obligations.
Property investment carries inherent risk. The value of property investments can go down as well as up, and you may not get back the amount you invested. Prop-Pie does not guarantee the accuracy, completeness, or reliability of any analysis, scores, or information provided through the Service.
To the fullest extent permitted by law, Prop-Pie shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of or reliance on the Service, including but not limited to financial losses, lost profits, or investment losses.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under English law.
You may cancel your subscription at any time through your account dashboard. Upon cancellation, your access to paid features will continue until the end of your current billing period. No partial refunds are provided for unused portions of a billing period.
Premium plan subscribers are entitled to a 14-day money-back guarantee from the date of their first paid subscription. If you cancel within 14 days of your first Premium payment, you will receive a full refund. This guarantee applies to the first billing cycle only and does not apply to subsequent renewals.
Refund requests should be submitted via email to our support team. Refunds will be processed to the original payment method within 5–10 business days.
We take your privacy seriously. Your personal data is collected, processed, and stored in accordance with our Privacy Policy and applicable data protection legislation, including the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

Prop-Pie reserves the right to update or modify these Terms at any time. These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
